Every unit at Timberlane II is equipped with a water shut-off valve, usually located in the garage near the garage door. However, over the years, some of these valves have broken and do not allow the unit's water to be shut-off. As a result, the water to the entire neighborhood must be shut off when one of those units has a need for plumbing repair. This has caused whole-neighborhood water shutoffs in the past. Each unit is also equipped with a pressure regulating valve, usually located right next to the shut-off valve. Since this valve and regulator are located in the interior of each unit, it is the responsibility of each homeowner to maintain this equipment

The following announcement was issued on March 3rd, 2019, by Bob Ilko, President of the Scripps Ranch Civic Association. The proposed changes to the Hendrix Pond/Aviary Park area include the possibility for a playground area, trails improvements, and an off-leash dog park. Be sure to let your voice be heard on this important issue. =========================================================================== The City of San Diego Park Department hired a landscape architect to complete a Park Design Plan for the Aviary Nature Park (Hendricks Pond area). The Scripps Ranch Recreation Council is responsible for hosting community meetings to hear from residents as to what could or should go in the nature park design.
If you are interested in providing your input, ideas, and/or concerns about what improvements the city should do with the nature park, there is a Scripps Ranch Recreation Council meeting Thursday, March 14, 2019 at 7 pm at the Scripps Ranch Library. This is an information item for the city and landscape architect to hear ideas about the nature park. This vandalism has occurred in the Doha cul de sacs parking areas on several vehicles and mostly in the night-times. We ask for everyone's help to keep an eye out on any suspicious activity on our property and to report any concerns immediately to the police. We will be watching for any further crimes of this type and will support the police in prosecuting the perpetrator(s) to the fullest extent of the law. We have requested additional police surveillance on our streets. We also would like to ask any resident who has a view from your unit to these parking areas to consider installing a video camera security system with storage so that we have a record of any crime committed. The HOA Board is also considering the installation of a camera system, but there are legal, financial, and physical complications with this idea that we need to carefully work through that a personally-installed system would not face. So, we are looking for resident help in this with a privately installed video monitoring system and if you would like to discuss your potential support of this idea, please contact Liz at De Novo Management. One of the unique aspects of our Timberlane 2 community is our proximity to the beautiful nature park of Hendrix Pond/Aviary Park. If you haven't heard, there is a proposal being made by the city of San Diego to create an off-leash fenced-in dog park on part of the park property near Aviary Drive as well as other improvements to the pond area. The study into the feasibility, costs, and community acceptance of this proposal is just starting and will take quite awhile, but opinions on both sides of the issue are already being voiced. There are several community organizations who will be involved in this proposal process including the local MAD (Maintenance Assessment District), SRCA (Scripps Ranch Civic Association), the SRPG (Scripps Ranch Planning Group), the Scripps Ranch Recreation Council, and the San Diego Parks and Recreation Department. At least two meetings are preliminarily scheduled in February to discuss this proposal idea, but these are not yet confirmed. As more information is made available, we'll keep our Timberlane 2 community aware of how you can get involved in this process and have your opinion heard.
We want to thank all of you who supported our efforts to install a solar electric generation system on our clubhouse to replace our common area SDG&E expenses. This system was installed and activated in mid-December and is already saving us hundreds of dollars per month in electricity expenses. During the winter, the power generated by the system does not cover all our electrical needs, but in the summer this will produce far more than we are using and the overall net will be almost all of our total annual electricity used and, maybe, a bit more. This equates to saving our community nearlyl $1,000 per month that we had been paying to SDG&E.
We thank you for your patience while we had some difficult issues with our website domain registration company that caused our www.timberlane2.com site to go offline for several weeks. We're back online now and will continue to use this site to keep you informed on news and events of interest to our community.
During times of emergency, we want to keep all our residents and owners aware of the situation as things evolve. For this purpose, we're announcing our new Timberlane II community emergency texting service. All owners and residents are invited to opt-in to this service on your cell phone if you wish to be kept up to date when urgent or emergency conditions occur in our community such as water shutoffs, wildfires, storm conditions, etc. We will send out text messages to your cell phone only in these kinds of emergency situations and this service will never be used for non-urgent/emergency or commercial purposes.
If you'd like to opt-in to this new service, please text the word "T2" to the number 88202. You'll receive a confirmation reply text that you are now part of this network. We hope that all residents and owners will take advantage of this new service. There is no cost to you to be part of this service other than any messaging or data charges your cellular provider may charge. Progress is continuing on our new solar electricity system that is in the process of being installed on our clubhouse. When completed, this system will replace almost all the electricity the HOA buys from SDG&E each month. The roof of the clubhouse was replaced last month so that we do not have to remove the solar system when the roof would have been replaced in the near future. Also, three large eucalyptus trees near the clubhouse have been removed. These three trees had grown so large that they shadowed the clubhouse roof and also had roots that were starting to encroach on the nearby sidewalks.
During our approval process for the solar system that SDG&E requires, it was found that we will not be able to use the distributed inverter design we had planned for our solar system due to the wiring limitations of our 40+ year old main electricity wiring. However, our solar contracting company has come up with an alternative design that will work as well and does not add any additional cost. We are now in the process of a revised application for approval with SDG&E. Although we can't control how long SDG&E will require to give their approval, we still plan to have the solar system installed and operational by the end of the year and, maybe, well before then. We're excited to start using the sun to provide our common area electricity needs and save us about $800/month for a long time to come! In case you didn't know, our great clubhouse on Caminito Doha is available for any owner to request for private events and parties. To reserve this wonderful facility, just fill out the form for the Clubhouse Rental Request found here and submit it to Management De Novo at least 10 days before the event (shorter notices may be accepted, but are not guaranteed). There is a $50 usage fee and a $100 refundable deposit that must be submitted with your request. De Novo will confirm the availability of the clubhouse for your requested date and provide information on how to obtain the keys to get into the facility on that date as well as the rules for use and cleanup after your event. If you are a tenant, please work with your landlord to arrange this facility for your use.
The clubhouse offers a full kitchen facility with refrigerator, microwaves, coffee maker, stove/oven and sink for your use. There is a propane BBQ available, but you'll need to provide a propane tank for this equipment. There are folding tables and chairs available for about 40 people as well as the nice upholstered chairs and sofas in the upper area. A key is provided for guests to use the restroom facilities located below clubhouse in the pool area during your event. The clubhouse is heated by a central furnace for use on cold days and there is a gas-powered fireplace to set a nice ambience.
