Every unit at Timberlane II is equipped with a water shut-off valve, usually located in the garage near the garage door. However, over the years, some of these valves have broken and do not allow the unit's water to be shut-off. As a result, the water to the entire neighborhood must be shut off when one of those units has a need for plumbing repair. This has caused whole-neighborhood water shutoffs in the past. Each unit is also equipped with a pressure regulating valve, usually located right next to the shut-off valve. Since this valve and regulator are located in the interior of each unit, it is the responsibility of each homeowner to maintain this equipment
Your HOA board is proposing a change in our current rules for owners that will require each unit to have an operational shut-off valve and pressure regulator and to do so no later than July 1st, 2019. Per our rules, all owners must be given notice of this proposed rule change with a minimum of 30 days for any questions or concerns.
