We know that, at this time of the year, it's nice to leave your doors and windows open to let the cool(er) evening air blow through, especially if you do not have air conditioning. However, we've heard a number of loudly barking dogs around the neighborhood recently, so please be considerate of your neighbors by controlling your pet's barking, especially when that evening breeze is blowing with the windows open.

Several of the homeowners in Timberlane II have recently upgraded their patio areas. If you're considering a great upgrade, too, here are some helpful reminders:
- Remember that all patio upgrades or replacements require HOA approval. You can start this process by submitting an architectural change request application and submitting it to Management De Novo. You can find this application form here. All architectural changes, such as patio changes, MUST be pre-approved by the HOA Board prior to beginning any work. - Remember that any fences in your patio area should be no higher than 6 feet tall. - Per our "Rules We Live By", wood deck floors can only be approved if they are built over a raised concrete foundation or footing. - We recommend the use of pressure-treated or redwood wood products. Or, artificial wood-looking products such as Trex or vinyl products may be approved. However, no matter the material used, it MUST be painted with the standard colors as defined here. - If you remove a patio roof or structure that is bolted or otherwise attached to the building, you must repair the stucco surface, seal all holes, and paint the stucco to match the building color. In some cases, it may be necessary to repair the cedar siding shingles or roof composition shingles, too, depending on your specific patio design. We're nearing the end of a massive two-year project to improve the status and look of the buildings in our complex. We've painted every building, repaired common area fences and building trim, and resurfaced the clubhouse. Now we need your help to complete this project by repairing your patios and areas that are your private property. Your HOA Board is assisting in helping you know of needed repairs with our periodic inspections and courtesy notices that have been sent out. If you've received a notice of needed repair, please take care of these repairs quickly and let Management De Novo (our property management company) know of these completed repairs so that we can inspect and approve your repairs. If you do not understand what is being asked for in your courtesy notice, please notify them for further explanation.
But, you don't have to wait until you get one of these notices requiring repairs -- just take a look around your patio area and the outside of your patio fence, if any. You may find wood that is damaged or warped and needs to be replaced. And, we live in an area with termites and other infestations that can, over time, damage our wood-based fences and patios. If you see damage, please have it repaired and repainted to the approved colors. Termites can spread to other areas within your own unit and to your neighbors, so please help us stop them in their tracks now. With the recent sunny, warm weather, the water temperature in our community swimming pool is above 80 degrees, so we hope that you'll get out and take advantage of this great resource in our community!
Just a few reminders of our pool area rules that will help us all enjoy the area safely: - Our pool area is open to residents and their guests only. Guests must be accompanied by a resident at all times and be in possession of a pool key. - The pool area is open from 8am to 10pm every day. Please do not use the pool area after hours. - Many residents live near the pool area, so please be considerate by not being too loud when using the area, especially in the early morning or evening hours. - Children under 14 years of age MUST be accompanied by an adult at all times. Children under 5 years old are not allowed in the spa and children under 30 months old are only allowed in the pool when wearing rubber, or similar, pants. - Only small pool toys are allowed in the pool and only when being immediately used. No pool toys are allowed in the spa. - Please do not climb over the fences to enter the pool area or prop open the gates or bathroom doors. If you need a pool key, they are available for $7 (one per household) by sending an email to timberlane2blog@gmail.com. - The pool area is a social area, but please do not hold large parties there. We ask that you use the clubhouse for birthday and other parties that involve large numbers of guests. - No glass containers or bottles or animals (other than service animals) are allowed in the pool area at any time. Summers in Scripps Ranch offer some great family-fun community opportunities and all within a 15 minute walk from our complex. Every month during the summer you can enjoy the free "Symphony in the Park". Check out the details here: http://symphonyinthepark.org/. These concerts are held at Hoyt Park and you bring your own blankets/sand chairs to sit on (no dogs, tarps, or high seats) and food and drink to enjoy. The first concert of the season is Sunday, June 10th, at 6pm and features the band DSB, a Journey tribute band. Be sure to come early for a good location. And, plan to be part of the annual July 4th parade and maybe even the fun run/ride event sponsored by the Scripps Ranch Old Pros (https://srop.org/). The parade passes right in front of the Starbucks on the corner of Scripps Ranch Boulevard and Aviary Drive, so you can walk there (recommended) in about 10 minutes from Timberlane II. Or, for better viewing with fewer people, walk a ways up Red Rock Drive and you might have the sidewalk to yourself.
Our fiscal year at Timberlane II begins on July 1st of each year. All owners will soon be receiving the HOA Board-approved budget for the coming year along with information about a change in the HOA fees necessitated by the increase in expenses, especially for landscape maintenance and our water bills that cover both our common area use and the water used by each household. Also, we are in need of continuing to build up our required reserves account that is used for major necessary projects. We just completed an updated reserves study that projects the expected amounts and dates for these major projects. Our next anticipated large project will be roof replacements that will start in a few years as our current roofs degrade. The new budget builds in a reserves allocation increase in order for us to have the necessary funds for these projects as they become necessary.
Having our community located right on the shores of Hendrix Pond is one of the special things about living in Timberlane II. However, we need to do our part to preserve this wonderful, yet vulnerable, natural resource. There have been a number of reports recently of trash left along the shores of the pond and, although we do not believe this was caused by any Timberlane II residents or kids, if you happen to be walking around the pond and see some trash, please help by picking it up and placing it in one of the many trash cans located around the pond. This trash both pollutes the pond water and is a safety hazard to the wildlife who live in and around the pond (not to mention the eyesore it causes).
And, you may have seen the recently installed "don't feed bread to ducks" sign at the pond. It is true that bread can be very harmful to ducks and, while they readily eat it when offered, please only feed ducks with cracked corn "scratch" or similar foods. You can buy this food at pet stores or, less expensively, at feed stores like Elston Hay and Grain in Poway or Escondido Feed and Pet Supply in Escondido. Finally, if you enjoy fishing in Hendrix Pond for the large catfish or nice perch there, please don't leave fishing tackle laying along the shore. We've seen several large hooks left on the shoreline that are a hazard to both wildlife and our children. Timberlane II is definitely a family-friendly community and we have a number of children living here who will soon be out of school for summer vacation. We just ask parents and other residents with kids to remind them not to leave their bikes, scooters or toys in the common areas such as sidewalks and roads. This is a safety hazard and makes them vulnerable to someone taking them.
Also, please do not let your children use chalk, paint, or any other kind of marking media on common area roads, driveway aprons, or sidewalks. You may have seen some "creative art demonstrations" around our complex recently and while we applaud the artistic talents of our kids, please allow street art to only be expressed on your personal patio areas, not in any common areas. Finally, please remind your children to respect the hardscape and landscape of our community and not to move or remove any plants, rocks or other aspects of our landscape. It's almost summer and our pool area will be getting a lot more use as we take advantage of the wonderful San Diego summer weather. We just want to remind everyone that the pool area, including the spa, are open from 8am to 10pm every day and we ask that there be no use of the pool or spa outside of those hours. We've recently had a few incidents of pool/spa use late at night that disturbed the neighboring residents, so please respect the pool use rules on this.

The popular annual SRCA Community Garage Sale, sponsored by Windermere Homes and Estates, is on this Saturday, April 7th, from 7:30 a.m. until noon. Maps will be distributed in the Windermere parking lot on the morning of the Garage Sale from 7 until 8 am.
The following Saturday, April 14, is SRCA Clean-up Day, co-sponsored by the Torrey Pines Kiwanis. Clean-Up Day is from 8 am until noon or until the dumpsters are full – last year they filled up before noon. The dumpsters will be in two locations: the Business Park on Meanley Drive; and the SRCA Community Center, 11885 Cypress Canyon Road. Please be prepared to unload your vehicle. Cardboard and plants should go in your home bins for recycling and greenery. Paint and electronics are not recyclable. The ONE CELL battery recycling program will have collection boxes for household batteries. Please donate any useable items to local charities like Habit for Humanity, Salvation Army.
